He is responsive and does what he says he is going to do. The Alliance team has excellent tenant screening processes in place and I have always had good tenants. When a tenant does leave at the end of their term, the time that the house has sat vacant has been minimal. When the house needs some r&m or tlc, Efren always lets me know and what the expense will be and then proceeds to get the work done. Alliance also a good accounting team who produces easy to understand monthly reports.
