At Alliance Property Management, your maintenance request is important to us and we would like to see it taken care of as quickly as possible. We have created this electronic maintenance request to facilitate the reporting of NON-EMERGENCY maintenance to our office, even after-hours.
Please be sure to read all of the information on this page before submitting your request and fill out the form completely. The more information we have about you and your maintenance problem, the more efficiently we will be able to address the issue.
If you have an emergency during regular business hours please contact our office at 707-524-8380. After-hours emergencies may be reported by calling 707-328-6020.
1.) BEFORE SUBMITTING YOUR REQUEST, check to see if there is something that could be causing what APPEARS to be a repair problem. Examples of this specifically are listed on the following page. Be sure to read these examples carefully.
2.) DETERMINE IF IT IS AN EMERGENCY OR A NON-EMERGENCY ITEM.
• Fire, flood and/or uncontrollable water, electrical problem, smell of gas, etc.
• Emergencies causing immediate danger such as fire call 911
• Emergencies involving IMMEDIATE electrical danger, call the utility service.
• Emergencies such as backed up plumbing, flooding, call the Alliance Property Management emergency number (707) 328-6020, and listen for emergency instructions and if necessary, call 911.
• Loss of heat or air conditioning is not an emergency – Alliance Property Management recognizes this is a priority item and will make it a priority with the vendors to have the heat working as soon as is possible.
• An emergency is not air-conditioning, non-working dishwasher, sprinklers, etc.
Please call (707) 524-8380 or submit a maintenance request here. Be sure to leave a complete message with RETURN telephone numbers. Be sure to follow up during daytime hours in the event the voice mail system fails or you fail to record your message. Or Call (707) 524-8380 and inform the party answering the phone maintenance is needed. Do NOT ask for a specific party – this will slow the process of your request.
• Explain your problem clearly and calmly, giving your name, telephone numbers & address. A work order will be immediately written for you.
• Remember, this is a NON-EMERGENCY item and in most cases, the vendor will not be able to make an appointment immediately.
• Failure to show at an appointment will mean a charge to you. Therefore, be sure to call if you are unable to make the appointment.
• If you do not hear from a vendor within 3-5 days, call the Alliance Property Management office and inform them you have not heard from a vendor. An Alliance Property Management staff member will contact the vendor to find out the cause of the delay & inform you as to when service can be expected.
• If after a repair has been implemented & you are still having difficulty, be sure to call and state you had a recent repair and there is still a problem. Recent repair means within the last 60 days and pest control work means within 30 days. If you fail to report this and there is further damage, you may be responsible for the cost of the damage.
1.) The oven does not work. Check the time bake to be sure the settings on the unit are not preventing the oven from turning on. An oven set on time bake WILL NOT HEAT.
2.) Air-conditioner does not work. Check ALL circuit breakers often during hot weather or if a circuit breaker overloads, it will trip off the circuit A/C breaker. Often it is difficult to see that the breaker is tripped and it will look like it is not. Therefore, the breaker must be turned all the way off and then all the way on. The breaker must be turned all the way off because it will not “reset” itself to correct the problem.
3.) Garbage disposal does not work. Check underneath on the disposal unit for the reset button that may need to be reset. If something is stuck & the blades do not turn, try putting a broom handle down the disposal & give it a twist. This will often break the disposal loose & it will work. Be sure garbage disposal is turned OFF while doing this.
4.) Electrical does not work in part of the house. Patio, kitchen or the bathroom. Check reset button on GFCI (Ground fault interrupter).
5.) Circuit breakers keeping going off. Check all appliances to see if the circuits are being overloaded with appliances such as irons, microwave, toaster, curling irons, blow dryers, etc.
6.) Smoke alarm doesn’t work. If new battery does not work, call in a work order. Tenants are responsible for the replacement of batteries. Notify Management if the smoke alarm is not working. Remember a smoke alarm is for safety and it is very important to check it regularly to see if it is working.
• If there is a service call and a breaker is tripped.
• When oven is on time bake and is not defective.
• When sewer stoppage is caused by tenant(s) placement of debris in line such as toys, tools, diapers, rags, sanitary napkins, extensive toilet paper, etc.
• If the Tenant fails to report necessary repairs.
• If the Tenant fails to meet a vendor at an assigned appointment and there is a vendor charge.
• If the Tenant’s pet causes damage to the property.
• If the Tenant reports a repair which does not require service.
• If the Tenant fails to replace battery for smoke detector or battery for remote door opener and causes a service call for only battery replacement.
• For replacing doors, jambs, broken glass and/or windows unless the Tenant provides a Police Report detailing the cause of the problem showing forced entry by others.
• For carpet cleaning while living in and upon vacating the property.
• For damage, which is caused to the walls, carpets, floors, etc. because the Tenant left the windows or doors open during rain or wind.
• Any damage to the property caused by Tenant’s guests or invitees.
• If request involves an appliance, please describe the appliance, including make, model and color. This may help expedite the repair. *Describe problem in detail

Under normal circumstances, you should receive a response from our office or contact from a vendor within 3-5 days. If you are not contacted, please call our office at 707-524-8380. If you have an emergency after hours, please call 707-328-6020 and leave a message.
Karla Lara is a Sonoma County native, who drives her life with passion. Her focus is on family and friends and she spends much of her free time socializing with them. Her positive outlook helps assure you receive a warm welcome.
Her past work experience has been in diverse environments and she is happy to bring her talents to the Alliance Property Management team. As a life learner, she is ready for this new professional chapter. She faces any challenges that may arise with pride, and believes communication is key in finding solutions. As a bilingual Spanish/English speaker, Karla is prepared to help you in either language.
Andy Heuer is a native of Sonoma county and there is no place he would rather call home. He believes that the location in Sonoma county is perfect location and has great weather as well! There’s always something new to see and do in Sonoma County and its close to what’s important, his family and friends. It also offers plenty of opportunity for his favorite activities such as golf, hiking and anything outdoors.
Andy gained his interest in property management through a real estate program at the local community college and found his calling. He strives to become the best property manager possible, and to have the best interests of both owners and tenants in mind. He’s a strong believer that education never stops and tries to learn something new each day.
Before becoming a team member as a Property Manager with Alliance Property Management, Andy worked as a manager in the construction and restaurant industries. Because of his prior work experience, he brings an excellent work ethic with a focus on great customer service.

Andrew Lopez began with Alliance Property Management as an Office Assistant working part time while attending school at Empire College. He graduated with an Accounting Certificate and is now part of the Accounting team. He enjoys being challenged to learn new accounting procedures and is also looking forward to bringing new ideas to the team.
In his free time, Andrew likes spending quality time with his family, friends, and loved ones.
Monique Ramos is a California native who grew up in Orange County. She is the only sister of four brothers and is the proud aunt of seven nephews and two nieces!
Monique attended high school in Mexico and enjoys reading online beauty and makeup blogs. In her spare time she enjoys visiting and cooking for her family and taking her two Cane Corsos to the beach.
Monique enjoys working at Alliance because of the fast paced office environment and assisting clients with the best customer service she has to offer. When she is not at the office she enjoys traveling with her boyfriend and has had the privilege of visiting the Dominican Republic, Puerto Rico, Costa Rica and Mexico.
Sarah O’Brien was born in Long Beach, but grew up in Petaluma, California. She has worked for Alliance Property Management since 2015. Sarah currently works as an Administrative Assistant and shares the front desk responsibilities with another assistant. Together they make a great team, taking on anything from accepting rent to creating work orders.
In her spare time, Sarah enjoys visiting with her family and friends. She loves the outdoors; the beach is one of her favorites. Some of her hobbies include, hiking, sketching and painting. Sarah likes traveling and hopes to visit Germany, where she can learn more about her family history.
Julie Clevenger has been a licensed Realtor since 2011 and specializes in Property Management. She recently moved to the St. Helena area of Napa County from San Diego where she started her journey in real estate and now works in our St. Helena office. She completed her Associates Degree in real estate in 2010. Working hard under the principle that a good property manager is educated and skilled in maintaining an owner’s investment, she is a problem solver by nature and she possesses a high level of common sense, diplomacy and has a “can do” spirit. She is a member of CAP, NAR, NorBAR, CAA and NARPM.
Julie has two adult children that live in Washington State and she enjoys donating her time and talent to her community with various organizations.

Katie DiGiulio’s real estate career launched in 2003 as an assistant to a real estate agent in Marin, California. This is where her passion for real estate began. She then moved to Napa in 2005 where she settled with her family. Prior to working in property management, she was an administrative assistant in the dental field. Katie is very active in her community and currently serves on her son’s Family Club school board. Additionally, she volunteers her time as the team manager and club administrator to her son’s lacrosse club. Most of her free time is devoted to home improvement projects with her husband. Over the past several years she has bought and flipped two homes in Sonoma County.
Katie currently works in our St. Helena office, is a licensed notary and is studying for her real estate license.

Michael Tavis was born and raised in Sonoma County and started his real estate career in 2004 when he managed homeowner associations. He spent a few years managing restaurants and developing strong customer service skills, but after a few years of doing this, he found his way back to the industry he loves.
Michael is member of numerous Property Management Associations including the California Apartment Association (CAA) and the National Association of Residential Property Managers (NARPM). As a licensed Realtor, Michael is also a member of the national, state and local Realtors Association. He is experienced in both selling and buying primary homes and investment properties for his clients. Michael has overseen numerous rental property rehab projects, acting as a project manager ranging from small painting and flooring jobs to entire home remodels. In his free time, Michael enjoys playing soccer and golf, cooking, BBQ’ing, camping, and working out. On most evenings and weekends he can be found in the backyard, watching a ball game with something on the grill. He is a big time Bay Area sports fan… Giants, Warriors, Niners!

Karina Alcazar has worked at Alliance Property Management since 2005. She started as an Administrative Assistant and with commitment and dedication worked her way into the Accounting Department. She is responsible for the preparation of all monthly and annual operating reports, as well as Accounts Payable within the company. Prior to joining the team at Alliance Property Management, Karina worked for nine years in accounting for another local firm.
Karina enjoys the outdoors and is a true athlete. She is a member of the Empire Runners Club, as well as the Santa Rosa Cycling Club. She enjoys working with Alliance Property Management team because it makes her feel as though she part of an extended family. She finds delight in being able to help clients with any accounting-related questions they may have throughout the process of professional real estate management.
Efren Espinoza is a Property Manager who was born in Mexico and was raised in a multicultural home between both Mexico and the United States. He began his career at Alliance Property Management in 2008 temporarily assisting while a colleague was on maternity leave. After a short time, he discovered that the real estate industry was a perfect match for him.
As a professional Property Manager, he pride’s himself on offering superior service. Knowledge, commitment, honesty & expertise are the foundation of his work ethics.
He is currently working on his Broker’s license as well as a national designation through National Association of Residential Property Managers (NARPM). Other professional affiliations include the California Apartment Association – North Coast (CAA). Efren is the current Vice President of the Marin-Sonoma chapter of NARPM. He is always looking to better himself, not only professionally, but personally as well.
Some of his many hobbies and interests include promotion and marketing, competitive volleyball, singing, dancing & exercising.

Marissa Barajas is a native of Sonoma County and has been a licensed Real Estate Salesperson since 2006. Marissa joined the Alliance Property Management team in November 2007, and since has become an esteemed property manager.
She began her journey in the real estate industry by working in the mortgage origination business and home sales. Marissa continues to enjoy selling real estate and has been given the opportunity at Alliance Property Management to be a property manager.
Marissa has three beautiful children. As a family, they enjoy spending their time together attending each other sports games, camping and all other outdoor activities.
One of the most fulfilling aspects of her job is helping people find a place to call “home”. She is proud of that fact that she is able to utilize her bilingual language skills to help her clients and customers.

Angela Lepori is a native of Sonoma County who has been an employee of Alliance Property Management since January 2002 and a licensed Real Estate Salesperson since 2006. She is an extremely active member of the National Association of Residential Property Managers (NARPM) and is two time Past President of the Marin-Sonoma Chapter. In 2012, she received the Residential Management Professional (RMP®) designation offered through the NARPM, which is a distinctive recognition held by only a few hundred individuals nationwide. Candidacy requirements included several specialized courses, continued industry involvement, and recommendations from clients and colleagues. She is currently pursuing her Master Property Manager (MPM®) designation through NARPM. She feels that NARPM has been an invaluable resource to her and looks forward to developing into a more active role within the association and State Chapter.
Angela has 3 nieces, 2 nephews and 1 nephew on the way and strongly believes in family values. She spends much of her time in the company of friends and family. She is passionate about music, loves to travel and enjoys spending time outdoors—specifically at the coast and in the sun.
Angela feels that property management is her true calling. With each year that passes as a Property Manager, she continues to grow. She quotes, “Each challenge that I am faced with is an opportunity to learn. Frank Rivera relocated to Sonoma County to attend Sonoma State. Prior to joining Alliance Property Management in 2002 he began his real estate career with another local Sonoma County firm in 1993. He has managed and leased thousands of units throughout Sonoma County. As co-owner of Alliance Property Management, Frank is responsible for the daily operations of the management group, maintenance coordination supervision, as well as a portfolio of single family homes and small multi-unit properties.
A licensed agent since 2004, Frank is an active member of the National Association of Residential Property Managers (NARPM) and the North Coast Rental Housing Association (NCRHA). He considers himself a lifelong learner and is always working to further develop his skills as a property manager and entrepreneur. He is currently a candidate for the Residential Management Professional (RMP®) designation offered through NARPM.
He finds helping owners rehabilitate properties in order to realize higher rents and better quality tenants the most fulfilling element of being a property manager.
Frank enjoys spending time with his family and large network of friends, attending professional sporting events (Go Raiders!), golf, and boating at Lake Sonoma.

Jock McNeill, MPM®, RMP® has been in the real estate and property management industry since 1999. He holds a Bachelor of Science degree in Business Administration from the University of the Pacific School of Business and Public Administration. He is a licensed California Real Estate Broker and Realtor. Jock is responsible for the daily operations of the management group, leasing, as well as sales and business development, as broker/co-owner of Alliance Property Management.
In 2015, he received the Master Property Manager (MPM®) designation offered through the National Association of Residential Property Managers (NARPM), which is a distinctive recognition held by only a few hundred individuals nationwide. Candidacy requirements included several specialized courses, continued industry involvement, and recommendations from clients and colleagues.
Other professional affiliations include the California Apartment Association (CAA) and the California Association of Realtors (CAR). Jock is a three time Past President of the Marin-Sonoma chapter of NARPM and serves on the local Board of Directors for the North Coast Division of CAA. In addition, he has been an instructor for the NCRHA-sponsored “Managing Rental Housing” series and adjunct professor of “RE 57 – CA Property Management” at the Santa Rosa Junior College. A veteran of several property management portfolio acquisitions, he has presented on the topic at a national property management conference. Jock enjoys sharing industry knowledge with colleagues and newcomers alike.
Jock is a member of Rotary Club of Santa Rosa and a graduate of Leadership Santa Rosa Class XXVII. He enjoys spending time with family and friends, and doesn’t mind getting a round of golf whenever possible. Jock lives in Santa Rosa with his wife and two daughters.
